DDC Architecture + Interior Design were engaged to prepare the Development Application and Construction documentation for the adaptive re-use of an existing industrial warehouse building in the heart of Newtown in Sydney.
Originally a carriage works founded in the 1880s, the existing building had been expanded over many decades and included remnants of buildings dating back over 100 years. The design brief called for the adaptation of existing industrial warehouse into commercial offices and studios ranging between 75 and 200 sq.m in area.
The resulting design incorporated a retail suite, tenant parking and commercial units to the ground floor level and two-storey commercial suite to the first and second levels, with associated roof terrace areas, all within the envelope of the existing warehouse walls which were retained. The existing industrial warehouse delivery door and windows were retained and adapted within the new building.
DDC Architecture + Interior Design completed the Development Application for a difficult site in Turrella, NSW located between existing industrial developments and a sensitive and significant waterway. The site posed challenges in terms of environmental impacts, vehicular access, narrow site width and site levels.
The challenge was to maximise the site yield whilst maintaining appropriate setbacks and minimising impacts on the adjacent waterway. The Turrella Industrial Estate comprises high bay industrial units with mezzanine air-conditioned offices to the first floor area, under cover parking, access for full sized trucks as well as generous landscape areas and buffers to the waterways.
